Smart money has an agenda...it wants to replicate.

Once you've got a few deals under your belt, you will know a thousand times more than you know now and you can take that knowledge to any market and replicate it.

Once you have one under your belt, you’ll be able to replicate the process easily as long as you stay diligent with tenant screening and maintenance. 

I think these are awesome because you’re setting up a system that can be replicated.

The closest thing I have to replicating that is a bucket of starling/pigeon bait, a scoped .22 pellet rifle, and a vacant lot next to my STR.

Cost approach would be what it's costs to replicate it, however, cost approach isn't what I think you'd be looking for.
