Youre right, the strategy of "buy, borrow, die" is nothing new although I have rarely seen anyone go into detail of how to actually implement the concept as a portfolio strategy beyond the typical "1031 exchange" advice to avoid taxes.

There’s no true “hack” to avoid taxes on flips, since they’re usually treated as ordinary income and often subject to self-employment tax, but good planning can prevent getting crushed.
