@Lacreasha Green  For smaller deals in my area (VT), I used local banks and worked with the commercial lending department.One deal was $50k purchase, $25k rehab, $110K ARV.  20% down and the bank provided the remaining purchase + rehab funds, and when the rehab was complete, it automatically converted to a regular commercial 20 year mortgage.
