Its a great, affluent area that is walkable with excellent restaurants, food/music in the park and easy access to DC. 

I just closed on my 1st cash flowing property that I have no money out of pocket and no repairs needed (totally turn key from the seller).Boomers are retiring, people are getting out because they bought wrong and lastly people are still having babies and need places to live.  

It's amazing how often it becomes obvious that the prospect is simply searching for the lowest cost provider and fees are their number one consideration.I think of it like this: Would you search for the lowest cost baby sitter for your child or the best qualified?  

I first became suspicious because the man that I was working with just had a baby and he said that he needed to take him to a doctor's appointment.
