An experienced investor who is well-capitalized can deal with the issue and continue making payments, without harming the seller or their credit.

I expect building costs will come down as the cause of much of the increase is not something that should be on-going.I agree that apartment living is currently as a significant low.

The difference in rent between tenants could cause drama if it was ever discussed so that is a good point. 

They won't care about the issues that caused you to be out of sync with the contract, i.e., the lease.  

It's cause people push where the simplest dollar in front of them shows.
