My advice would be to take that money and invest it into a deal, you will learn a lot more and make a lot more money from doing deals then you will from any class/program/membership. If you need more education then read some books, they are much less expensive.

I've actually asked several times on several threads that are promoting Pace Morby, for the same information you are seeking. I Got "Crickets". No responses. No one reported a verifiable deal even after their glowing post.

Personally, I push for people to use their money to do a Joint Venture with someone who is experienced and learn from that someone, that which is necessary to close deals.That way you get "hands on" experience, actually making money, doing deals rather than becoming a member of a group that "wants" to do deals. There is a huge difference.

11k... good goobley. No shade on his program as I've heard podcasts he's been on and I'm sure he's a nice guy but I think that 11k may be better applied to an actual deal and getting hands on experience. There is a fair amount of content online about the methods he's speaking on... I would definitely not part with 11k but that's my opinion. A lack of people giving testimony in the concrete would also be a concern.
if its the niche that others talk about IE lending money to wholesalers for EMD then to me thats a hard pass.. very narrow niche.. you have beginner lender lending to beginner wholesaler ( established wholesaler is not going to need to borrow EMD.. I just dont think you make a business out of that way to few targets along with sales are down 50% in some markets.. Not sure what else they teach.. I know he talks alot about different owner finance set ups and sub too.. all of that is easily found on line and not all that complicated.
They preach that the power of the mentorship is the community. I'm a member of their facebook group and see deals being passed back and forth a lot. I've been looking into it but haven't pulled the trigger. Seems like there are some very knowledgeable people that know how to sell a creative finance deal, and many that are learning. In the content I've watched on it, I've seen some people that are very successful and some that are inconsistent. Like anything, you're going to get out of it what you put into it.

Good info from all. I signed up for Pace's bootcamp (which was something like ($200) through BP and have found it helpful but everyone's forget to mention that one has to actually take action with the information they receive. I signed up for a pro membership for BP because I wanted to plug in numbers for properties in the MIA area prior to moving there for my job in 2019. I used that calculator to analyze numbers on over 400 properties between June and October of 2019. I ended up househacking a triplex that paid me about $200/month greater than all expenses associated with the property while teaching me a valuable lesson in managing properties. As arrogant as this sounds BP was not the cause of me finding this deal. My vision of living in an expensive market for free and my action to allows my vision to come to pass made this happen.
As someone who joined an expensive mentorship program in 2018 (who had nothing to show for) and went to another inexpensive course run by a GURU who proceeded to upsell members on the "premium package", my advice is start getting on forums and talk to people who are doing what you are looking to do. Once you receive information start taking action with that information. These expensive mentorship programs are like gym. Most people who walk into a gym think that they are going to get ripped after their 5th workout tops and then stop going to the gym when they don't get the results the want immediately. The gym doesn't care if you get in shape because they have your money. Heck it's not the gym's job to get you in shape, it's yours. I have found the experience with the mentorship program to be the same. I think Jay's assessment that 90% of the people signing up for these members will end up doing nothing is low.
While I find Pace's bootcamp helpful, I certainly would not sign up for his mentorship until I have sucked out everything that I could out of the free course materials in his bootcamp and used every free asset (his FB groups, accountability groups, conversation with other members) the bootcamp has to recoup whatever what I paid.

You are correct that this approach is nothing that someone before hasn't already done and although there are people who fantastic at this, most folks are not going to buy 50 properties a year. One aspect of marketing these programs is taping into the euphoria people will feel when hearing the potential wealth beyond one's wildest dreams and I felt that euphoria 2018 when I heard their pitch. What I wasn't listening to was my Jiminy Cricket in my hear saying "bud you're going to have you first child and are starting your dream job you expect me to believe that you devote the time needed to make the 20K/month in passive income that the speaker is talking about in this very small specialty market of investing".
As I have matured as an investor, I have realized that nothing comes without hard work in this game. Secondly I have come to manage my expectations. While I am confident that using the information learned at the bootcamp will ultimately allow me to purchase deals, I am not fooling myself into thinking that I will consistently buy a huge amount of deals in a niche market for 10-15 years. I also don't believe that joining Pace's mentorship program will accelerate the number of deals that I buy (and seeing as I'm not leaving my career for another 15 years what would be the point). I looked at the bootcamps as an investment in education. I will work hard to implement what I have learned but realize that given the niche market, a worst case scenario is that after a year I have been unable to secure a deal. If so my education in the school of hard knocks was $200 as opposed to 10K.
To each their own but I strongly advise someone of you that are thinking to a mentorship program to consider
1) Is the money you are going to spend better deployed elsewhere like say saving for a househack or funding a deal from a vetted operator?
2) Have you met people on the BP forums/FB that have successfully implemented whatever strategy you are looking to do? If so do why not vet them and fund their deals and learn from folks who have successfully implemented their strategy.
3) Have you attended one of BP's much more affordable bootcamp course? If so have you had success? If you haven't what making you believe that spending 50-100 times more will make you successful other than the typical pitch of being able to access a greater network?
6) Once you are in this special group are prepared to pay more for additional courses that are offered like learning how to raise capital? They will continue to come in droves.
Apologies for rambling but I believe that knowledge is power.....especially if you are learning from someone else's mistakes. Hope this again was objective and informative.

I remember on of the Pace's SubTo students (I believe his name is Luiz) offered to do a zoom call with you about the 5 properties he put under contract. Did you every take him up on that offer. I told him I would gladly listen to what he had to say and am still waiting for an answer.
I have not, been swamped and just received some really bad family news. However, I'd happily listen to someone talk about their successes. Not interested in being sold into a MLM organization though. Let us know if you end up hearing anything :)

I don't think tax write offs are actually his goal. It's a side benefit. The reason he doesn't care if the properties don't make him any money is because it gives him "cred" with a lot of people, who then pay his fee to be part of the group. It makes for great videos to draw in more money. It's also called "false economy". Bad decison making.
He also has endangered the sellers in every deal he does like that. Markets are cyclical and this market will change again.
Sometimes you give away what you will eventually charge for. and it works out. That's great. But if you are messing with other people's lives doing that and it doesn't work out, ouch!

Wow! What a story.
Jesus H Christ we get it. Pace Morbys program is obviously worth the money as a bunch of people with one or two post and just signed up recently are telling us how amazing it is. I'm just so glad that has never happened before here; someone asks for peoples experiences who have invested in a company or signed up for a mentorship and new members come out of the woodwork to come to the defense of the investmentc ompany/mentor programor convince us its not a scam. Definitely a first for the BP forum.
Is it just me, or does it strike anyone else as odd how a handful of people with only a few posts on BP between them showed up at the same time on this months-old post to give non-specific accolades for the program in question. @Alexander Alvarez, @Cristian Rubino, @Tiffany Johnson, @Adri Thompson, @Larry Paul can any of you speak to the original question of "ACTUAL results, ACTUAL deals done, ACTUAL ROI please." It seems like some of you may have created a BP profile just to say how awesome it is being in the "amazing, awesome community", without giving specific examples like the OP asked for... Also kind of odd how you're all using the same keywords and descriptive adjectives... just a coincidence?

At the end of the day what they teach is basic common sense logic. There's no secret in real estate.
