The thing about short term is you can usually command much higher rents, however, even just a few days of vacancy can wipe out your profits and I saw large SFHs sit vacant much more often than smaller apartments/condos.

For example, the house we have in contract is in such a subdivision and the area commands higher values than lower areas just a couple blocks away and this is mostly due to insurance - buyers want to avoid the extra cost and area willing to pay more.
