Postage and printing add up fast.Requires consistency — one mailer won’t cut it, you need repeated touches.Virtual WholesalingPros:Potentially easier acquisitions since you can cast a wider net.Ability to enter markets with more deal flow.Cons:Building rapport is harder without face-to-face interaction.Lower spreads and ROI are common.Much higher cancellation rates.Finding buyers is more difficult, and selling properties takes more work.Bottom line: Virtual sounds sexy, but in reality, you often do more work for less money.

Sadly the underwriting seems to have been an oversight in the areas you had mentioned, of course sponsors will always cast the brightest light on every situation but we and they must remember we aren't paying for their education but expect the experts to lead the investors thru experience and wisdom.

@Jd Martin  EXACTLY   BP podcast or any podcast in my mind is for entertainment value.. but there is no question that many who do it have their business's impacted in a very positive way.and there is an irrational thought process that since they are either BP members or did a pod cast they get a pass and they are all pure.
