Honestly, I think it has a lot to do with the insurance restoration industry over charging insurance companies for years...I was a storm chaser for a few years so I contributed to the problem...lol

It is not about money when it comes to motivated sellers.I have been trying to teach this community this for over 6 years now, but it seems everyone's mind is just clouded with the prenotions all the gurus teach others.Ohh well, what can you do? 

I searched for alternatives to CC but it mostly points to RentRedi, AppFolio, etc, other cloud based options that he doesn't need.

When you record a memorandum against the title, you are clouding the title.

So, in a land contract, contract for deed where I'm from, I would record the contract with the county, clouding title, in addition to her creating a new deed with my name on it, which an escrow company holds until I complete the sell.

And while it was not a lot, I was floating and felt like I was on "cloud 9".

One word of caution:  DO NOT use Tenant Cloud.  

Either he gets everyone to sign off, or there could be a good chance of clouded title.
