Maybe after a few years of flipping and building I can get into the country club and get along well with the good ol boys but until then I may only do what I may do within my control and my ability and to have the perception of being a huckster devalues what I bring to the table based solely on how I got my start or what tech I utilize and that feels wrong.

Some office valuation is even devalued to -90% these days...... another problem with MF CRE is comps ; even if the rate is not rising anymore, and even if one GP is using fixed but the valuation of next property that uses floating (if there're lot) , that comp is still impacting the fixed-GP because it would impact the valuation and the market.
