I spent most of my career in the Air Force (cue the jokes about hotels and golf courses), then crossed over to the Space Force for the last few years (yes, we exist… and no, I don’t have a lightsaber).I own a few long-term rentals now, and I’m exploring whether it makes sense to branch into housing that supports people who genuinely need stable, structured places to live—sober living, assisted living, transitional housing, or veteran-focused housing.I’ll be upfront: I’m not looking to personally run or staff these homes.

Genuinely interested in hearing why this model isn’t considered more often because the simplest partnership arrangements are capital partnerships where most if not all duties are delegated to 3rd parties which is exactly what I am referring to.It’s one thing to let an experienced, vetted, professional as general partner “vote” on my money; it quite another to let a majority of biased, passive investor, unqualified amateurs vote on my money.
