The tenant being aggressive no hands were laid on anyone the tenant upstairs can be passive aggressive and doesn't like confrontation along with being rude time to time they have had one maybe two interactions.

I know Interactive Brokers used to have a great product for this. 

The major thing with adding utilities is the city and if they will allow it.

It is very nice to not have any role in tenant utilities.  

Not intuitive, user interface (the way you interact and move around in the software) may be the worst I've ever seen in software...seriously bad. 

I love the guest interactions (believe it or not) and my husband takes care of the book-keeping for all our properties.
