We personally track almost everything in Google Sheets and focus more on social media and email interaction since it's easier for us to see what the VA is saying to people and give direct feedback on what to improve.

Following up with the court docket search function, we turned up more than 15 interactions with the legal system for everything ranging from theft, assault, DWI, driving without a license, taking deposits for work and never coming back and an eviction.

Every listing agent we interacted with went out of their way to reinforce the idea that buying a home in the Bay Area without an agent was just ‘not something people do.’
