In most of the smaller deals I have seen lately, investors still lean toward pure multifamily because the income tends to be more predictable and easier to finance.Mixed use can offer better yield in some cases, but the commercial piece usually introduces more variability depending on the tenant, lease terms, and the strength of the local retail market.
