which cap rate are you referring to ;)  let's see... there's the going in cap rate, tax/insurance adjusted cap rate, broker cap rate (which is usually fluff!)

My knowledge of this method is entirely from David Greene's book "BRRRR" so far so I reference this book but am looking for community experience and advice on my first steps to translating my research to reality!

It's not so much where to buy, it's the price you pay for the property in reference to its location that matters aside from condition.

I rented out my basement which I never wanted to an older woman who came through reference.

Quick fix that saved me hours: set up autopay with custom references like "123MainSt-Electric" in the memo field.

I also personally got a landlord reference on him.

I verify government ID, employment contract or proof of assignment if it is travel nurses or corporate stays, recent pay stubs or proof of funds, prior landlord reference, credit and background screening.

The last thing, call these old landlords they put down as references, and verify their ability to pay on time and everything in between.
