Baltimore is certainly an area you need to go in with your eyes wide open and with an agent who knows locals rules and all its idiosyncrasies. 

I’d recommend locking in your buy box first (property type, budget, and cash flow goals), then focusing on a couple of key metros instead of spreading too wide.

For small multifamily (2–4 units), most first time investors go with conventional loans since they’re widely available and have solid rates, usually 20–25% down for investment use.

It has been my experience that mobiles, even double wides, resell for less, and rent for less than modulars.

CRM is a catch-all term; there is a very wide spectrum of these products and what they do and dont do well.
