You need to preemptively address the lender's concerns.Lead with Strong "Whole-Property" Comps: When you apply, your real estate agent should provide rental comps for the entire property as if it were being rented to a single family or group.

This wouldn’t be a full inspection, but rather a high-level look for obvious habitability or safety concerns so issues can be caught and addressed early, before they turn into larger problems or potential liability for the owner.Our current proposed pricing is $42 per unit for the smoke/CO inspection and $50 per device replaced, if needed.

To address your comment, “vetting members” is a broad statement as it applies limitation due to Fair housing that we as a company follow as well.

I was able to get proof that my properties are on the up-and-up for lead levels, if I were to have had lead issues, it would have been a lot easier to address and remediate them while my properties are vacant vs occupied, and I'm protecting myself as an investor from potential headaches if the city does in fact start to enforce having this certification prior to evicting a tenant.
