The rule of “unintended consequences” also leads us to conclude some other effects of buyers paying their agents directly, (without the “work around”) developed by the NAR, which was the original intention of the regulators in suing the NAR.  

In transitional markets like the Wake/Harnett border, location and long-term growth matter more than current school ratings or rural feel proximity to development can drive appreciation over time.

Quick question for property managers/operators here:From your experience, which operational tasks still take up a large amount of time or require more manual follow-up than they should?

I wasn’t trying to be a developer.

It barely justifies obtaining the work, managing the tasks, billing the customers (he does terrible billing for the work which also does not help with paying the handymen - he has a customer he has been working for since August that he has not yet billed (this is not fair for anyone)), and scheduling the handymen.   

Interesting, idk how they develop and build that but definitely worth looking into
