Three years ago I worked with a mentor to transform an abandoned school building into a senior living complex with Low Income Housing Tax Credits & Historic Tax Credits but the deal fell through because we had not secured ownership of the building & someone bought the building.

I have seen some pretty dramatic transformation in that area by flippers that gets some deals from the MLS.

So much fun to see a transformation.

To see the transformation and the knowledge gained.

On top of what I've already said another obvious reward was seeing each room transform one by one and knowing you were responsible for the change.

I just transformed this currency sitting there into a house, if I need it back later once I get more established I can get currency back via a refi or a sell or rent it.

You then control the look and feel of the block and tenant base.So for example if there were 10 quads for 40 units on one street by buying most of them and forming a relationship with the other landlord the area could be transformed.
