I've already got an umbrella policy and require renters insurance thanks With a 2.9% loan, refinancing just to move the property into an LLC usually isn’t worth it because higher rates crush cash flow, and while deeding to an LLC is sometimes done, it can technically trigger the due on sale clause and doesn’t remove your personal liability since you’re still on the note; a revocable trust is typically allowed and helps with estate planning but offers no real liability protection, while strong landlord insurance and your umbrella policy often provide more practical protection; many investors keep low-rate properties in their personal name and use LLCs with DSCR or portfolio loans for future purchases, and an Ohio asset-protection attorney can help you decide whether changing title makes sense.
