The 7 Lakes property is beautiful, and it may be possible for someone to add cabins, etc for a fishing resort type use, but other than that, zoning wouldn't support development. 

The ROI can be good but please know that developing, marketing, and supporting a commercial software product can be a significant investment of time and energy.

The VAST majority of investors just want honesty and fiduciary responsibility from the sponsor, and want to be informed of any relevant developments good or bad in a timely matter.

I’m looking to connect with experienced builders, developers, or investors who have a solid track record and are open to mentoring, partnering, or even just sharing guidance on how to structure a first deal correctly. 

It’s still affordable with properties in the $120–180k range that hit the 1% rule and cash flow from day one, and the appreciation potential is strong because of all the development happening.

I as an investor may decide that based on my risk appetite and risk tolerance, I want to pursue higher IRR riskier development deals that use high leverage.

If you are far away, you cannot reliably confirm site conditions after a storm, assess whether a vendor actually showed up, or intervene quickly when a situation develops.

I always thought that I would sell of the machines or keep some for myself, but at this point I just want to move forward with developing the property further.Can anyone offer any experience with where to start clearing somewhere like this out.

Many OZ deals depend on the development and can be expensive with fees.
