Our net the 1st year was comparable to LTR, slightly better, and while there's a larger upside this year, all of this pales to what a similar investment in the stock market would have been, even invested conservatively (with much less time involved).

I don't know...The podcasts talk about how real estate investors should aim for minimum 10% return on rental property since stock market gets around ~8% and doesn't require any work. 

Shiny new markets feel like opportunity, but they are casinos if you do not understand the tenants, housing stock, and politics.

My work around is stock the owner's closet when I am at the property. 

.$6k is nothing and wouldn't even cover the closing costs. your 401k and stocks aren't usable unless you cash them out. 

It can be used for the next property, extra savings, invest into stocks/mutual funds, pay off any consumer debt, etc. 

I generally  want to beat the stock market considering the risks associated with real estate, so giving an average of 7% appreciation of the broad U.S. stock market, I would like to reach at least 10-15% return on the cash that I invest, maybe even more (this is all assuming I am in an appreciating market).

Buy a dividend stock.
