Hello @James Sutton,If you need to upgrade in order to post deals, it may be worth it considering the other features you'd be able to use.

I noticed Invelo App, but when reviewing the page I saw the bottom deals section.https://inveloapp.com/bigger-pocketsMy comment is when I google search these properties photos on google image I get very different information from real estate property tax history.

Do not need too many features that I don't need and complicates stuff.I have access to Realtor forms, marketing, etc. 

  - 7% direct booking commission feels pricey, w/only alternative their DIY 1% basic tier. - Integrated device (locks/thermostats/etc) features are nice, but with only 2-4 devices included in main subscription a clear upsell on larger rentals. 

I just find out you guys got an app that's amazing.

That depends on what features you need use and if you desire to support this platform.  

How you organize it (app, spreadsheet, paper, memory?)

The app is a little laggy than the Chase app but other than that, it’s been fine. 

But Baselane offered a lot of features I was seeking so I lean strongly in the direction of Baselane... but then I found a huge gap in their offering: They don't offer client communications tools, maintenance request tools, etc., I was shocked that they don't have any of that.

QBO has everything you need to run a business, including excellent reporting features and integration with other software.
