#1 Foundation Wall - Be it CMU or poured concrete, your foundation isn't going to be a mere 15% more than a flat lot, it could be double the materials and labor.#2 Core Fill - Speaking of foundation, once you have about 8 courses of CMU or more, you'll need to core fill with concrete or mortar.

There have been many folks who have expressed interest in my rental properties that have screened themselves out after checking their FB accounts (i.e., folks who say they have no pets but post pictures of pitbulls chained up in the back yard and comments that puppies are available for only $600 a pup and, sadly, women who post pictures of themselves that appear to imply they charge by the hour).

Here is how I understand it works:- You search for homes inside the platform which has full MLS access- It utilizes AI to analyze a home and spot red flags, provide comps, and market analysis- They partner with local realtors who are paid a flat fee to unlock and show you the home- Ai will provide price recommendations and draft an offer (always reviewed by a real human broker)- A human specialist helps keep things like inspection, lender requests, and title tasks on track- The seller pays Homa the full (typically 2.5-3%) buyer’s agent commission.

The goal isnt meant to be general handyman, rather to specialize specifically in rental turnovers and light rehabs between tenantsthe concept is:Standardized, flat rate turnover packages• Full make ready coordination (paint, cleaning, minor repairs, locks, etc.)• Light rehab coordination (flooring, small updates, punch lists)• Before/after documentation• Fast turn timelines to reduce vacancy• One point of contact instead of coordinating 4–5 vendors I know stuff like this has been around a while,  i just want to know if i will have good amount kf business.
