How Many More People Are Going To Ask....

There has been a big increase lately in posts asking about hard money lenders, rates, and terms.

Before starting a new thread, take a few minutes to search the forum. At the top of BiggerPockets you can find lenders, agents, and other service providers. A simple keyword search will also pull up years of discussions on rates, points, fees, draw structures, and underwriting standards.

There is no universal rate. Terms depend on experience, asset type, location, leverage, and exit strategy. Anyone quoting a flat number without context is oversimplifying.

If you are looking for funding for a specific deal, consider posting in the Classifieds section as well. That is what it is there for.

Doing some basic research first will lead to better conversations and better outcomes.

First, I mostly agree with you but think, as has already been mentioned, that the lending threads are started by lenders that want to get their name out there.   It is in hopes of obtaining some business.   I suspect everyone at BPCon 2025 noticed how many venders were lenders (rhymes).

however it t is not just the repetitive lenders posts.   How about best market, can I value my non-commercial residential property based on NOI, is brrrr dead, what is better cash flow or appreciation, etc.

seems like a search could save some effort.   However, I think the BP search function is the worst of all the forums I use.   There should be a search with filters.  Thread only, in a date range, exclude key words, etc.   The filter I remember is person, forum, etc.   search for a person’s name and it appears to provide results in some arbitrary order.   Not by posts, not by recency, not by closest match.  No means to select a sort scheme.  20 pages of bobs (probably more).

am I the only one that believes this?   I suspect it has been over 5 years since the first time I pointed out the short comings of the search function.   Question, how does anyone find anything in their inbox.   I usually do exhaustive manual search.   We are in the 21st century.   I should be able to search my inbox and narrow by subject only or include message body.

poor search functionality does not promote the desire to use the search function.
