I was reading a few recent reviews that were describing pretty major losses (complete wipeouts) and was hoping to hear from some investors still involved in some of these REITs whether there's been any changes, turnarounds, or improvements or further degradation.

Most good GC's will be able to get Subs and Materials at a discounted rate that you will never get....so the actual cost to you may be close to the same.That way, you don't have to: 1) deal with the Sub's crews (you don't know anything about the trades and can be taken advantage of easily), 2) Deal with City Inspectors - they hate dealing with homeowners/Investors, 3) assume any liability for faulty work , 4) worry about Lien Releases and stuff like that, 5) Verify that all subs have Liability Insurance/Bonds/Workers Comp, 6) be involved with materials...picking up, storage, warranties, liabilities, etc....Your time is better spent running your investment business - find a new property to flip, keep your books in order, etc.
Ani Chat PGE requiring separate metering but CA ADU requirements says otherwise

Had heard from someone at PG&E that a separate meter would be required due to a separate address, however our city in the East Bay said they had not heard of this and were adamant that PG&E could not require it or would even be involved in the ADU beyond the main panel upgrade and solar installation.The state law referenced in the original post, AB 68 by Phil Ting, makes it very clear that a utility cannot require a separate meter, unless the ADU is being built with a new single-family home, or the ADU is to be located more than 150 feet from the primary house.
