I think the state has obviously recognized this issue, and has been implementing polices which will incentivize more housing to be built, to help with the supply and demand problem the state faces.

Almost always.For BRRRR, this is critical.If your refi depends on the appraiser recognizing the added bedroom or unit count, and it is not permitted, your numbers can fall apart.Forcing equity only works if the market recognizes it as legal and conforming.If you are holding long term and refinancing, permit it.If you are flipping retail, permit it.Skipping permits might save time upfront, but it usually costs you leverage, valuation, and exit flexibility later.

Over time, you’ll recognize quickly whether something is worth deeper underwriting.Personally, I break it into two stages:Stage 1 – Quick Filter (10–15 minutes, many times much less):• Purchase price vs realistic rent• Rough PITI at today’s rates• Taxes and insurance (especially important in Texas)• Is there an option for creative finance?
