Add in damage from the tenant, the Warren inspector having me replace furnace and water heater, cleaning out the roots interfering with the pipes. the tenant not paying rent last few months, the property team not fully cleaning the house and requiring me to hire a cleaning service, lawn clean-up service, closing costs, realtor fees, and lawn care while the house was up for sale.

So when you boil Investment Real Estate down to it's absolute base root it's simply a math game, in which the most important factor is TIME.

If inability to affordability, again, what is the root cause not blaming those who can afford. 

This approach (which I believe is rooted in law) is also fair to the PM’s local competition while the principal is shopping for a new PM - let’s make sure that we do treat all licensees fairly, including by other licensees...

The root cause of the issue seems to be that there is nothing in county or municipal code regarding STRs.
