As in I literally see an instragram or FB post about them hosting an upcoming workshop or meetup on building wealth through REI, then literally the next day, one of my clients comes to me with a purchase contract they are negotiating on a flip-gone-bad by this same investor/group where it's an $80k short sale that has been in default for 4 months.
