I think that its the discussions before, during and after the workshops/events that make it worth it.

One of my main ways of raising private money is doing free online educational workshops.

Imagine if the investors approached it as a work-shop to co-op networks, ideas, resources to change direction of things.... 

These include real estate investment clubs, seminars, workshops, and conferences.

As in I literally see an instragram or FB post about them hosting an upcoming workshop or meetup on building wealth through REI, then literally the next day, one of my clients comes to me with a purchase contract they are negotiating on a flip-gone-bad by this same investor/group where it's an $80k short sale that has been in default for 4 months.

You could probably meet him in person since he does in-person workshops for free sometimes.I could also give you the name of another CPA (not local) that I talked to extensively that I think would do a great job.DM me if you would like more info.
