You should find a few that host regular networking events, workshops, etc.

I tend to think he's a good guy but if he were, he would stop looking for investors, subscribers, workshop money....

A good way to figure things out is to go to local real estate meetings and workshops.

You could also test a flex pop-up space (artists, workshops, seasonal vendors) so it stays active without long-term leases.
