If you are new and not local, please pick a different strategy. That BRRRR book was written a long time ago in very different market conditions. Out of state BRRRRs and flips are a really, really bad idea for a new investor. The only people they will tell you that it’s a good idea are those with something to sell or those that have never taken on that type of project/rehab. It’s stressful, risky, and expensive even for an experienced, local investor.
