Henry to catch you up on this situation.. these were unsecured Prom Notes. that invested in companies crypto and off broadway theater shows.. there was no real estate to underwrite as non of it was secured by physical assets..  

I'm in the Philadelphia suburbs and would probably prefer to invest locally and at least being able to drive by and physically see my investments.   

I found in my last one of these, that younger folks use the QR Code (flyer on site) directly to my application, less techy folk take a physical app.

Unless you're spec building and understand the elements of it, new builds aren't some physical unicorn. 

The key distinction isn't necessarily between a virtual vs. physical walkthrough, but rather between a DIY study and a fully engineered study.

This stuff has to be found, it has opportunity cost, and it doesn't violate any law of physics that I'm aware of to buy something that's not real estate if the ROI on both your money and time is better.There are ALWAYS good deals.
