Also, regarding my comment about treating these a commerical properties - what I'm noticing is that when houses are on the market, they are priced at these higher price points based on heightened rental income (using the 1% rule) because it is student housing, as landlords charge per room.

Pretty much the ONLY time in history when you could buy Class A rentals and have them immediately cashflow was after the Great Real Estate Crash.Once prices returned to "normal" around 2018, it became very difficult to find cashflowing Class A rentals w/o flipping them to STR or MTR.Currently, our numbers show that it will take at least 3-5 years for a Class A rental to actually cashflow.Class B: 1-3 years.Class C: immediate cashflow, but only if you can mitigate Class C tenant risks.Please DM us and give us at least a 1 week notice if you want to set something up in Detroit:)

Investor sold after 3 years of trying of hoping it would improve 2) another Indiana one not in Indy but nearby county - dishonest PM never checked on property or tenant, tenant vandalized property and stole appliances and water heater after being served eviction notice 3) Not really a horror story but investor sold 5 Indy properties, kept one for now, too much maintenance and high turnover.
