I would look and study the competition to see what their units look like and the rents they're commanding for those units according to the amenities provided.

Where Highland park, silver lake, eagle rock, NELA areas - are commanding higher rents and azusa, glendora, covina are a lot less expensive to buy, but rents also are a bit lower. 

While its a great sales technique on the agents side, If it does command that value, then why wouldn't I just do a cash out refinance and keep this one in the portfolio vs a full on sale?
