My local market has been very stagnant the last few years and the data is telling me the future looks bright.

Most of us on this platform like numbers and data.

No punches pulled.No amount of technical data is going to do the job here.

Short version from my own data owning 40 properties and managing about 300 in Florida: you have to stay proactive every six months on taxes and insurance or they will quietly eat you alive.

So I will take data over opinions every day of the week.

For example, under the “Refrigerator” column, the following information is typically stored for each unit: Manufacturer Model Number Serial Number Color/Finish Purchase Date Warranty Status/ExpirationThis structure keeps all key data organized, easily accessible, and tied directly to the individual rental property.
