I can also manage maintenance requests and receive payments ACH in 2 days or via debit/credit card(for a fee to user). 

I don't go to a neurologist for Tylenol for a back ache, but if he would treat me, he wouldn't be charging for doing brain surgery!

TenantCloud is free, but I pay $90/yr to enable the online ACH rent payment feature. 

It was pretty difficult to get her to set it up in the first month, and now 3 months into the rental, she was on a trip to NY and got robbed, so needs to set it up with a new account to pay her rent and it's going on a week now, rent is late, and she is blaming Hemlane, meanwhile texting/calling us for tech support and calling Hemlane and saying she paid with debit card before (which is NOT true, we only allow ACH transfer), so Hemlane keeps telling her we have to change the settings to allow her to pay by card.  

If you choose, they can facilitate automated payments from your tenants account to yours, though it is ACH and the process is a bit slow.

My admin fee (whopping $90) was ach auto drafted from the owners acct.As additional protection I had a recorded memorandum of option agreement and a real exclusive option to purchase (at a sky high price).

This probably seems attractive but at the same time if it stays unpermitted it can be head aches along the way and if i were to ever sell in future run into the same sort of problems. 

My new favorite feature here is creating automated receipts within qbo with a pre-executed ACH authorization with the tenant so every first of the month, the entire rent collection process, deposit, and documentation all occurs automatically and without extensive thought on my end.
