If you are investing out of state you will need to pay a STR management company who's rates are going to start at 20%, which does not include furniture design, installs, shipping, set up, etc... the labor alone on setting the STR up will bleed you dry.I don't know what a little capital means to you, money is relative after all, but to me I would suggest house hacking is a far better strategy.

It may be petty for the tenants to hassle you if they know the property is for sale, but a courtesy that I employ when selling an occupied property is to inform residents that while we'll try to conduct all showings (exterior and interior) on set days during a certain time window - sometimes person's may stop by and walk the property without my advance knowledge.

Even if the deal doesn’t work, each analysis builds your muscle memory and helps you better understand the market.
