Investment StrategyFrom what you’ve seen, what types of properties do institutional investors usually target (price range, condition, location, etc.)?

Since I’ll be working Monday through Friday, I’m also wondering how much weight I should put on condition versus down payment percentage.

And as Jaron mentioned, VA underwriting can be stricter when it comes to property condition. 

When data is limited, I expand the search radius carefully but only include properties that truly align in size, condition, and property type.

Would you push Unit A to match Unit B even if the condition is poor, or take a smaller win (5%) to avoid a turnover while the exterior still needs work?

Roof condition, foundation, siding, HVAC age, flooring, major systems.

Knowing I have family in the area that can easily drive by the home and make sure it's in good condition meant a lot to me.

If a carrier won’t insure the property because of the roof condition, the deal can’t close until that’s addressed. 

Dog toenails, kids, etc. are not an issue, but moving appliances carelessly, or other heavy items can easily damage it.For the lower grade of properties, or older, "original" condition properties, the better choice is Armstrong's VCT tile.
