And that sounds like nails screeching on a chalkboard to private lenders.It's the equivalent of a chef preparing a delicious chocolate cake using BROWN SHOE POLISH instead of frosting.

If the investor is utilizing MLS or its commercial equivalent to look for deals, then the investor whose successful will utilize offers to “probe”; that is test for sellers who are amenable to sell at investor terms.  

If you make one half payment every two weeks, that is the equivalent of making one half payment every twenty-six weeks.

For example, 2025 we earned around 5% on our cash equivalents, but actually lost 5% net after currency devaluation.  

In the next year the odds of it hitting $2k and $20k are about the same, I'll take a hard pass on it until it is stable  As long as I can increase the rent by a dollar-equivalent swing, I might consider it.

We are diversified with Self storage, Country subdivisions, farm land, stock market, cash equivalents and Belize Teak farm, it doesn’t matter what happens.  

My longterm plan is to buy and hold, hopefully 1-2 properties a year in the 100-200k range doing value adds and to accumulate about 10 property or so which would b equivalent to 10-15k/ month once paid off.

Ultimately until you sell it's hard to lock in a resale price, but looking at the listings of equivalent 2-bedroom units we are sitting on some really good gains.
