Hi everyone,Quick question on standard practice.I’ve noticed that many investor-owned LLCs sell properties using a Special Warranty Deed, even when they originally purchased the property with a General Warranty Deed.Is this generally considered normal / standard practice for investor sales?

There’s a pattern I keep noticing.

Reading and listening to Podcasts will definitely help, but the real education comes when you jump in and start making things happen.I help out-of-state investors buy and sell real estate in Memphis, TN, and one thing I’ve noticed is that most new investors fall in love with the numbers.

In digging deeper I noticed they had a blog section with a total of five posts. 

When you want to raise the rent, have tenant issues, or express other issues, you may notice that the program seems less motivated to reach a resolution.

That said, I've always noticed it's the people who didn't go to college that like to denigrate it as a waste of time.

You generally have to give notice and an opportunity for the former owner to claim their property before disposing of it. 

We had registered as required and now we received a notice for rental inspection to be completed in 2026.
