@Kyle J.I appreciate your thoughts Kyle 😊There’s actually a number of inexpensive body cams that have an 8 hour battery life with continuous recording.

We had a case here where the tenant removed them, there was a fire & guess who got fined $10k.I had one guy take a hammer to one instead of just changing the battery & these people get to vote & replicate???

We also go on to list different examples of negligence such as clogged drains due to improperly disposing of materials such as grease, sanitary napkins, ect AND changing furnace filters, batteries.

A car that needs a new battery is worth more than a car with no engine yet they both don’t run.

@Daveron Boston I’ve created a Craigslist search module and incorporated it into Podio.

It even has a built-in rehab estimate module, an app so you can login while you are at the property, and is reasonably priced as well.

@Greg Parker Do you not require that of the tenants in the lease, similar to light bulbs, smoke detector batteries etc...?

Also, SiteLink manages the payments.... you don't need another service, it's built into their system if you choose to add that module. 

Like @Marcus Auerbach said, do a review on HVAC and roof, gutters, double check plumbing/drainage, and make sure filters, light bulbs, and smoke detector batteries are all in good working order.Do a walk-through of the property as if you were someone looking for a place to rent with a hypercritical eye.
