I won’t say I haven’t had some challenges; tenant caused $150K fire damage, tenant didn’t pay rent during COVID and similar hiccups.

Inflation not only doesn't harm big business, it benefits them.

Or, when standards fall a bit to get the property rented  and that tenent moves out after causing 7k in damage that now takes time to fix before  it can be rented again, rinse and repeat.  

SWe have recently created 15-20 Section 8 rentals and the total loss to break in was less than $1,500 across all of the properties and most of that was the damaged caused by the break in itself. 

Largely cause of the contracting component. 

I would wait until you have a better idea of any other damage.It is hard to prove if the heat caused this to brake or they broke it.

If a lender wants to enforce a Due On Sale, a Land Trust violates the DOS anyway so it is ineffective in stopping the Due On Sale call.Line 35 is always negotiable, but the seller needs enough to rent an apartment and move their belongs or they will become squatters which causes serious problems.

I want to make this transition as smooth as possible and avoid stepping in as the “bad guy” trying to change rules or expectations.What’s the best way to structure my offer so I can get vacant possession without causing stress for the tenant or the seller?

These companies are a lot smarter than me, so it will be interesting to see if this investment is worth it or if it causes the economy to take a big hit.
