Its just being from Bakersfield my sense of humor doesnt translate well...

Recently I've realized that most of the PM companies rent out units at or below market rents and allow for an unnecessary (IMO) turn time which of course translates to increased vacancy rates. 

That could also translate to a higher cost for the owner. 

I've never been but from what I've been reading and also hearing from people currently investing there it seems to have that cool/hip factor emerging and I've seen that translate into large price increases in other cities.

This will make sure that the bids are leveled, and things don’t get lost in translation which is very common with people that don’t understand construction.

I'm getting set in my ways (translation=old & cranky) so to start learning the private note business would take up way more time for me rather than using my methods for tax liens.

I have absolutely no problem with the concept of paid coaching...my problem is that it *seems* like 99% of the paid coaches out there care *only* about the money...which will translate into poor teaching.I know guys like you, Chris Clothier's family and plenty of others here do paid coaching.
