Custom built because I want to add an inlaw apartment and to design the house in a way where I don't have to interact with the tenants, as in, they have their own exits and entrances and perhaps make their bedrooms into mini studios (with full bathroom and kitchenette).

Today I make money regardless market conditions I actually average 18% of my capital now that market is not that great versus 7% when market was at its "best" there are so many ways to invest (stocks, options, mutual funds, futures, mini futures etc) ways to protect your money in case anything happens (insurance for your money)When it comes to real state there are ways to increase you purchasing power to at least 500% percent.

You mentioned that if hadn’t been raised in 6 years I believe and in my opinion if you do a mini rehab then you should be able to raise rents.2.

You can later move them all into a portfolio loan (most portfolio lenders min is 500k), then start over so that you're getting better rates BUT it all depends on how many rentals you plan on buying etc.
