I also email our tenants and give them 1mo extra than what the law says - picking up and moving is stressful and expensive, if they're going to move out, I want them to have and give plenty of notice. good luck.

I think if they are not you just give your tenants as much notice as possible and they decide if they will stay at an increased rent.
