If your family member hasn’t done that, the best move is to partner with a GC or developer who has the resume.

Building a single small residential unit is the most expensive development.  

My wife and I have developed a rule that we only buy properties we would be okay to move in.

We believe that developing you into a successful investor is just as important if not more important than actually teaching you "how" to invest.

For example, years ago, we bought a pre-construction property and, in the developer's standard contract, it was mentioned that the purchase contract could only be assigned with permission from the developer.
