For my rental portfolio I use a platform / app called Shuk.

If its booked via the app, they shouldn't have been able to book.

If it’s been shown 10+ times without an app, it might help to refresh the listing photos after the paint job and carpet update small visual tweaks can make a big difference in perceived value.

Some cool benefits include their Lease Indiciation Tool (helps predict the likelihood of a tenant renewing the lease giving you the chance to renew early and/or increase monthly rent if you know someone wants to renew), Expense Tracking, Tenant Communication (via their app), Maintenance Requests, Tenant Payments, and more.

Between cleaning and managing the app, I think you're signing up for an extra 3-5 hours per week. 

Batteries are easy enough to change out that my guests can do if it I need to, but I can get the cleaners.Separate app, but I have a honeywell thermostat on the Resideo app. 

Preferably something with video and app accessibility and notifications.

Suprised to see the 12 year loan term, but that is probably a nice win too.Any I/O?
