You can’t assume the new build down the block is your comp if it’s a different style or sits in a more uniform pocket.

Memphis definitely has strong rent-to-price ratios, but like other Midwest markets I invest in, it can be very block-by-block—two streets over can mean a completely different tenant pool and rent profile.

The property has walking access to local parks with playground as well as nature walks.

Define your target block by block, verify rents and rehab with real comps and contractor bids, and hold your standards even when deals feel scarce.

As I inspect listings, I see the 'for rent' and 'vacation rental' signs way too common--on almost every block in many parts of town. 

Is there someone, or some company that would buy that balloon payment at a discount to get access to some cash now?
