A few quick clarifications: Cost seg isn’t “free tax”, it accelerates depreciation (timing/deferral).As a non-REP, the losses are generally passive, so they offset passive income (rents) unless you qualify for the $25k active participation allowance (phases out $100k–$150k MAGI).The “no tax for X years” math only works if your taxable net rental income is still positive after all expenses + regular depreciation.

In my opinion I would only run the numbers as rent by the room if the numbers work as a regular rental or midterm rental as well.

@Andy Horobec, I think the co-living situation is great for some & indifferent for others that depend on the situation.In general, I'd always ensure that any potential property consider still meets the general criteria for what you consider is a deal as if you were renting it out as a regular SFH.Many people got caught up with this in regards to AirBnB, then I feel like oversaturated the market.

The interface in contrast to Facebook, but now I'm back on bigger pockets and just try to be more regular and engage with the community. the interface here is not very user friendly, which I just noticed this am a different interface that confused me as it took me to my dashboard but had no button to get to the forums.
