You could do quit claims equitably so you end up with your ownership concentrated in half the properties without him.Since you aren't looking to exit RE entirely, you could do a 1031 exchange on your portion of the proceeds you would receive (which would be 50% of anything jointly held, or 100% if he quitclaimed his share to you), and reinvest all of the capital gains tax into other investment properties.
