They have a library of info on different subjects, specialized info on specific items like structuring entities, trusts, asset protection, tax, etc.

I assured them that those repair items are all documented, I have all the emails to prove the specific items that were repaired in the past.

Did they give you specific items which are not in good enough shape?

You might be better off if you just interview property management companies, and see if they would give you a copy their lease, i am not saying to plagiarize it, however there might be specific items in that document that an attorney would not know just because that is not what he does on a daily basis.  

@Chanté Owens It's not a legal requirement in California to carry E&O, but a brokerage specific item so you're pretty much right that all Realtors will carry E&O insurance.

So basically my $325 a month that I needed to just handle these specific items really cut into my "cashflow" that I originally thought I had.

Chris, if you have any other suggestions or if anyone else uses other specific items they use in a quick look...I'm all ears.

One of the specific items that was suggested to be included in the assignment was a clause indemnifying me from any claims/damages/expenses/liabilities that occurred prior to me purchasing the property and the leases being assigned to me.
