He should retract it and go back to the $150 to send a strong message that trying to take advantage of his generosity will not be rewarded.He obviously has handled the situation very poorly by making a offer in the first place but now he must take back control of the situation and make it very clear that it is $150 or nothing and they can pack their bags.

We have been investing in low fee index funds through our 401ks for many years.My wife and I were coming back from the Napa Valley on Friday.. and she points to this ladies hand bag and says  Hey that bag is 3500 dollars .. :)  I go to the out let store and buy her coach bags that look great to me for 200 to 300 dollars.

You may need more money than that to do a deal at 20 to 25% down for a better interest rate, (depending on credit score) and then to maintain it.Be careful in buying those $60K or less older homes because they come with a bag full of repairs, meaning you will need plenty of cash reserves when those repairs pop up, and sometimes when it rains it pours.All the best to you.
